Office Lease Up (August 8) United Airlines Secures 225,000 SF of First Class Space at 609 Main at Texas Tower

Weekly Wrap-Up of Largest Reported Office Leases Include: Zurich Insurance, GSA, Cambridge Industries Group, Bank of America and more

After months of rumors, United Airlines has finalized a lease for 225,000 square feet at Hines’ 609 Main at Texas tower currently in development at 609 Main St. in downtown Houston.

The 11th largest employer in Houston, Chicago-based United Airlines will consolidate from two separate locations in Houston to the 12th through the 19th floors of 609 Main, which is anticipated to deliver in early 2017.

Designed by Pickard Chilton Architects, the landmark development will stand 48 stories tall and total approximately 1.05 million square feet at the corner of Main and Texas Streets in the city’s central business district.

Michael Anderson and Damon Thames of Colville Office Properties negotiated the lease on behalf of Hines, while Sanford Criner, Charles Gordon, Brandon Clarke, Ryan Roth and John Curtis of CBRE brokered the deal on behalf of United Airlines. By Chris Kirk


Zurich Inks 132,000-SF Lease for Three Floors at 4WTC

Zurich American Insurance Company has leased 132,000 square feet at 4 World Trade Center.

The leading multi-line insurance provider will take occupancy of the 52nd through 54th floors at the Fumihiko Maki-designed building in summer 2017 when it relocates from the nearby One Liberty Plaza building.

4WTC is a 72-story, 2.3 million-square-foot, 5-Star trophy asset that was completed in 4Q 2013 at 150 Greenwich St. in Manhattan’s World Trade Center submarket. Silverstein Properties owns the tower it developed with Maki and Associates, architect.

GSA Inks 95,000 SF in Leases at 801 Market St

The GSA (WPERC) signed two leases totaling 94,704 square feet at 801 Market St. in Philadelphia, PA.

Health and Human Services (HHS) will occupy the eighth and ninth floors when it relocates from the Public Ledger Building in June 2018 on a 10-year deal valued at roughly $23 million.

The historic former Strawbridge & Clothier department store building totals 942,610 square feet of retail and office space on 2.1 acres in the Market Street East submarket of Philadelphia County.

Bank of America Takes 58,613 SF in Farmington Hills

Bank of America (NYSE: BAC) signed a 10-year lease to fully occupy a 58,613-square-foot office building within the Country Club Corporate Park in Farmington Hills, MI.

The two-story building was constructed in 1996 at 39001 W. Twelve Mile Rd. in the Farmington/Farmington Hills submarket located about 28 miles northwest of Detroit.

SmartREIT Plans New 220,000-SF Mixed-Use Tower in Vaughan Metropolitan Centre

One of Canada’s largest real estate investment trusts has disclosed plans to develop a new 220,000-square-foot mixed-use office tower within the Vaughan Metropolitan Centre, a 400-acre urban core development located at the intersection of Hwy. 400 and 407 in Vaughan, Ontario.

Set to anchor the new development is PwC Canada, the Canadian arm of London-based professional services network and one of the largest accountancy firms in the world, PricewaterhouseCoopers. By Bryce Meyers


Irvine Co. Signs First Tenant at 2445 Augustine Dr. Project in Santa Clara Square

The Irvine Co. has secured the first tenant at the company’s 220,156-square-foot, six-story office development located at 2445 Augustine Dr. in Santa Clara, CA.

Cambridge Industries Group, a telecom wired and wireless network equipment company, will occupy the top two floors totaling 73,388 square feet at the project.

Located within Santa Clara Square, the Class A office building is currently under construction and is set to deliver first quarter 2017.

Convergys Corp. Takes 57,327 SF in Richardson

Convergys Corp. (NYSE: CVG), a Cincinnati-based provider of customer management and information management products, leased 57,327 square feet at 930 E. Campbell Rd. in Richardson, TX.

The single-story, 72,800-square-foot office building was constructed in 1980 on six acres near the Shops at Eastside and the N. Central Expy.

Taboola Leases 48,000 SF in Chelsea

Taboola, Inc., an internet content discovery platform, signed a lease for 48,010 square feet in the 12 Madison Square West office building at 1115 Broadway in New York City.

The 12-story building totals 288,000 square feet in the Chelsea submarket of Manhattan. The building features a two-story lobby. Taboola’s lease for its new headquarters includes the entire seventh and eighth floors. Other tenants in the building include Burch Creative Capital and Apple Seeds.

Cornerstone Relocating NW D.C. Offices to Alexander Court

Cornerstone Research signed a lease for 42,672 square feet at the 536,019-square-foot, 12-story office building currently under construction at 2001 K St. NW in downtown Washington, D.C.

An economic and financial consulting firm, Cornerstone is the first tenant to sign on at the Alexander Court trophy office development owned in tandem by New York City-based firm’s Rockrose Development Corp. and Spitzer Enterprises.

Cornerstone signed a 12.5-year lease and will relocate from its current space at 1919 Pennsylvania Ave. NW to the eighth floor upon the building’s completion in Q4 2017.

Autogravity Preleases 40,000 SF in Irvine

Autogravity has signed a lease for 40,443 square feet at the in-development San Canyone Business Center rising in Irvine, CA.

Sand Canyon Business Center is comprised of 15485 and 15495 Sand Canyon Ave. Each building is about 105,600 square feet, with one acre of outdoor workspace. Delivery is scheduled for early 2017.

CompHealth Lease 34,000 SF in Fort Lauderdale

CompHealth, one of America’s largest healthcare staffing firms, signed a 33,663-square-foot lease at 6451 N. Federal Hwy in Fort Lauderdale, FL.

CompHealth currently occupies space in the building and will be expanding into this new space on the 11th floor. Other tenants in the building include Whole Foods and Intermedix Corporation.

Service Master Coming to Deer Valley Office Park

Service Master, a national provider of disaster restoration and remedial services to the residential and commercial industries, has leased 28,837 square feet at the Deer Valley Office Park building at 20410 N. 19th Ave. in Phoenix, AZ.

The tenant is scheduled for occupancy in Q4 2016 within the 107,156-square-foot Bldg A in the Deer Valley / Airport submarket.

Lilker Renews, Expands 24,000-SF Lease in Garment District

Lilker Associates Consulting Engineers, PC signed an early renewal and expansion deal for 24,000 square feet at 1001 Avenue of the Americas in New York City.

Lilker currently occupies the entire ninth floor and a portion of the eighth floor. The firm will expand its headquarters location in Hudson Square from 17,000 to 24,000 square feet by taking the remaining 7,000 square feet of space on the eighth floor. This renewal will extend their lease by ten years.

South Jacksonville’s Residential Boom Keeps Large Tenants in Town

Cypress Insurance & Casualty Insurance Co. signed a 17,486-square-foot lease in Flagler Center’s Lakeside Five building where the company will relocate its corporate headquarters.

The company’s new home is located at 12926 Gran Bay Parkway. This five-story, 142,000-square-foot building was developed in 2008. It sold, alongside 11 other properties, in a $133.2 million portfolio back in in August 2014 to a joint venture comprised of Investcorp and Crocker Partners.
