Office Lease Up (August 15) Dentons Extends 210,000-SF Lease at 1221 Sixth

Weekly Wrap-Up of Largest Reported Office Leases Include: EY, Sinclair Television Group, Drew Eckl & Farnham LLP, ICMA-RC and more

Dentons, a leading global law firm, has signed a 210,000-square-foot lease extension at 1221 Avenue of the Americas in New York City.

The tenant has occupied space in the building since 1992, extending its existing lease for the 23rd through 26th floors as well as a portion of the building’s concourse level through April 2025.

The iconic 51-story, 2.65 million-square-foot Rockefeller Center is 93 percent leased to multiple tenants including McGraw-Hill Companies, ICSC, Morgan Stanley, Sirius XM Radio, Comcast/NBC Universal, Allen & Overy LLP, Mayer Brown LLP and Mitsubishi UFJ Trust & Banking.

Originally developed by The Rockefeller Group with McGraw-Hill and Harrison Abramovitz & Harris, architects in 1972, the asset recently completed a major capital improvement program designed by Moed de Armas & Shannon. Highlights of the renovation include new entrances, side-street plazas with outdoor seating, a new street-level facade, new interior stonework and lobby artwork.

EY Leases 168,000 SF at Waterfront Corp Ctr II

EY, formerly Ernst & Young U.S. LLP, has signed a new lease for 168,000 square feet of office space at the Waterfront Corporate Center II office tower at 121 River St. in Hoboken, NJ.

The global accounting firm will relocate a portion of its New York City operations to the mixed-use complex in Hoboken beginning in June 2017 when it joins numerous leading-edge companies like Newell Brands, Jet.com, NICE Systems, Thomson Reuters, Marsh & McLennan, RMS, Octapharma, Pearson Education and shared workplace provider Regus.

The 13-story, 570,341-square-foot, 4-Star office tower was built in 2003 on 2.5 acres in the Hudson County Waterfront submarket, within the master-planned Waterfront Corporate Center – a three-building complex that comprises 1.5 million square feet of commercial space.

Sinclair Television Group Broadcasts 100,000-SF Lease Renewal in Rosslyn

Sinclair Television Group will maintain operations within Freedom Park in Arlington, VA after agreeing to a 15-year renewal with building owner Monday Properties for the television broadcasting company’s 100,000-square-foot space across 1000 and 1100 Wilson Blvd.

The twin towers have long been home to Sinclair’s signature media companies WJLA and News Channel 8, which Sinclair acquired in July 2014. As part of the lease extension, Monday Properties will carry out a substantial infrastructure investment to accommodate Sinclair’s business needs.

Completed in the early 1980’s, the Class A, 31-story towers total 1.08 million square feet off I-66 ad just south of the Rosslyn Metro station. Current tenants in the park include Raytheon, Dept. of Labor and Sands Capital Management, according to CoStar information.

John Wharton and Deniz Yener handled negotiations in-house on behalf of Monday Properties, a New York City-based commercial and residential real estate company that owns and operates 10 buildings in Rosslyn and the greater metropolitan area.

Drew Eckl & Farnham LLP Signs Lease in Downtown Atlanta

Drew Eckl & Farnham leased 59,231 square feet of office space on floors 34, 35 and 42 at the SunTrust Plaza at 303 Peachtree St. in downtown Atlanta.

The headquarters of American bank holding company SunTrust Bank, The 1.2 million-square-foot SunTrust Plaza was constructed in 1993 by Portman Holdings and designed by John Portman & Associates. The building stands 60 stories tall just off I-75/I-85 and two blocks from the MARTA-Peachtree Center station.

ICMA-RC Leases 55,491 SF at Riverfront Plaza East in Richmond

ICMA-RC, a provider of retirement plans and related financial services for the public sector, signed a new lease of 55,491 square feet in the east tower of Riverside Plaza located at 951 E. Byrd St. in Richmond, VA.

The high-rise office building totals 461,032 square feet and has been owned by the California-based Hertz Investment Group since December 2015. Other tenants in the Riverside Plaza include Hunton & Williams, BB&T, and Merrill Lynch.

Under Armour Expands in San Francisco

Baltimore, MD-based sports apparel retailer Under Armour (NYSE: UA) has signed a five-year lease to expand its office space in San Francisco’s SOMA district from 11,000 square feet to just more than 50,000 square feet. The company has made multiple efforts to expand its visibility in the West by signing outfitting deals with UCLA, Cal-Berkeley, Hawaii, and Utah.

Although unconfirmed, Under Armour’s description of its new location matches the five-story, 51,985-square-foot office building located at 135 Townsend St. The building is currently under renovations and is located just three blocks away from UA’s current SOMA location at 525 Brannan St.

The space will be designed by Bohlin Cywinski Jackson, the internationally-awarded architecture firm, who is also responsible for designing Under Armour’s new Port Covington headquarters. The building is expected to be move-in ready early next year.

Virginia Garcia Memorial Health Center Leases 40,000 SF

Virginia Garcia Memorial Health Center, a non-profit healthcare provider serving Washington and Yamhill Counties, leased the 40,294-square-foot office building at 3305 NW Aloclek Dr. in Hillsboro, OR.

The two-story, 40,294-square-foot building was constructed in 1998 and renovated in 2015. Virginia Garcia plans on moving their headquarters to this location in November.

Sterling Talent Relocates to North Side of Rockside Road

Sterling Talent Solutions, a New York City-based provider of criminal background checking and related services for employers, signed a 10-year lease for 40,000 square feet on the third and fourth floors of the Freedom Square III building at 4511 Rockside Rd. in Independence, OH.

The company will move 200 employees from its previous space at the 6111 Building, named after its address, 6111 Oak Tree Blvd. The company’s new two-floor space at Freedom Square will be able to house up to 400 workers, giving them business room for growth and future expansion within their new space.

The company will also relocate about 30 workers from the Warrensville Heights office when it officially moves to its new space in March 2017.

Longtime Tenant GDS Extends HQ Lease at Two Parkway Center

GDS Associates will remain in the building it has called home for the last 29 years after the engineering firm opted to maintain its headquarters at Two Parkway Center in Marietta.

The longtime tenant will remain in 30,129 square feet at the 238,285-square-foot, 12-story office building.

Burr & Forman Preleases 26,000 SF at 222 2nd Ave. in Nashville

Burr & Forman signed a 13-year lease for 26,450 square feet in the under-construction 222 building located at 222 2nd Ave. S in Nashville, TN.

The 25-story, 391,000-square-foot office tower broke ground in November and is expected to deliver in the third quarter. The law firm will occupy the entire 16th floor of the building.

20 W. Kinzie Now Home to Largest WeWork Facility in Chicago

WeWork has expanded its long-term lease from 104,800 square feet to 129,000 square feet in the office building located at 20 W. Kinzie St. in Chicago.

With the expansion, the 258,658-square-foot, 17-story building and former location of Google’s Chicago headquarters is now home to the largest WeWork facility in Chicago. Founded in 2010 in New York, WeWork is a provider of shared workspace, community and services.

Completed 2000, the Class A 20 W. Kinzie tower offers tenants, which include Intersport, CDM Media and Sitter City, access to a rooftop deck, terraces, heated underground parking, fitness center and conference centers. The building is also home to the Kinzie Hotel and C-Fish House restaurant.

Loeb Realty Expands Alzheimer’s Association at Michigan Plaza

The Alzheimer’s Association has renewed and expanded its lease within Michigan Plaza in Chicago’s East Loop.

The tenant, which has occupied space in the building for the last 14 years, signed for an additional 16,474 square feet in a deal that will be made effective April 2017. The expansion brings the organization’s total footprint to 78,517 square feet on a deal set to run through March 2030.
